Modern Day Roofing – Residential Roofing in Roanoke, VA

Modern Day Roofing provides full-service residential roofing for homeowners across Roanoke, Virginia – the Star City of the South. From historic Victorians in Old Southwest to mid-century ranches in Raleigh Court and contemporary townhomes along the Wasena greenway, we install roofing systems that protect both the structure and the architectural character of your home.

Headquartered in Christiansburg, we are on Roanoke jobsites every week of the year, typically reaching properties in about 45 minutes via I-81 North and Route 581. Our team understands the unique demands of the Roanoke Valley’s climate and the expectations of local homeowners who want honest guidance, durable materials, and clean, professional workmanship.

Why Roanoke Homeowners Choose Modern Day Roofing

Hiring a roofing contractor is one of the largest investments most Roanoke homeowners will make. Residents choose Modern Day Roofing because we combine local expertise, manufacturer certifications, and clear communication in a way that national franchises and one-truck operators rarely match.

We are certified by GAF, CertainTeed, and Owens Corning, which gives our clients access to extended material and workmanship warranties that can protect their investment for decades. Every estimate we provide is fully itemized line by line, so you know exactly what you are paying for and why. There are no hidden fees, surprise change orders, or high-pressure sales tactics.

When you call us at (540) 204-5597, you speak directly with a project manager who will schedule a free roof inspection at a time that works for your family. During that visit, we answer questions in plain language and explain your options so you can make a confident, informed decision.

Our familiarity with Roanoke’s neighborhoods is a major advantage. We understand that a slate-look architectural shingle is often the right fit for a 1920s Colonial in South Roanoke, while a high-wind-rated laminate shingle makes more sense for an exposed ridgeline property above Crystal Spring. We know which streets in Old Southwest fall under strict historic overlay guidelines and which newer developments near Plantation Road have HOA rules for color, profile, and ventilation. That local knowledge helps avoid delays, prevents costly missteps, and ensures the finished roof complements your home’s style.

Common Roofing Challenges in Roanoke’s Climate

Roanoke’s location on the valley floor, surrounded by the Blue Ridge, creates a microclimate that is tough on roofing systems. Spring and summer thunderstorms often intensify as they funnel through mountain gaps, producing wind gusts that can exceed 60 mph and hail that can crack or bruise older three-tab shingles. With roughly 42 inches of annual rainfall, much of it arriving in intense bursts, roofs, flashing, valleys, and gutters are regularly pushed to their limits.

Winter brings 15–20 inches of snow in a typical year, with occasional heavier events driven by coastal nor’easters. Between December and March, temperatures frequently swing above and below freezing, creating freeze–thaw cycles that drive ice dam formation along eaves and in valleys. Homes in shaded parts of Grandin Village, the tree-lined streets of Wasena, and north-facing slopes in South Roanoke are especially vulnerable because snow and ice linger longer where sunlight is limited.

Humidity adds another layer of stress. Summer dew points in the upper 60s push moisture into poorly ventilated attics, where it condenses on roof sheathing. Over time, this trapped moisture can cause plywood decking to swell, delaminate, and develop mold—damage that is often invisible from the ground but can be severe if ignored.

Modern Day Roofing addresses ventilation as part of every roof replacement. We evaluate intake and exhaust, then add ridge vents, soffit vents, and baffles as needed to keep attic temperatures and moisture levels in a healthy range. Proper ventilation helps extend shingle life, reduce energy costs, and protect the structural integrity of your roof deck.

Our Roofing Process for Roanoke Residents

Our process is built around transparency, communication, and respect for your property.

1. Inspection

A project manager visits your home, evaluates the roof from the ground and on the roof surface, and checks the attic for ventilation, insulation, and moisture issues. On complex rooflines, we use drone imagery and high-resolution photos to document problem areas and overall condition.

2. Proposal

Within 48 hours, you receive a written, itemized estimate that details recommended materials, underlayments, flashing, ventilation upgrades, and the removal and disposal of existing roofing. We also outline a day-by-day installation timeline. We explain everything in straightforward terms—no jargon and no upselling—so you can compare options and choose what fits your budget and goals.

3. Insurance Coordination

If your roof has storm damage, we work directly with your insurance adjuster to help ensure the claim is accurate and complete. Our documentation process is designed to meet the standards of major carriers active in the Roanoke Valley, including State Farm, USAA, Erie, and Nationwide.

4. Installation

Our crews arrive on time, protect landscaping and hardscapes, and complete most residential re-roofs in one to two days. We follow manufacturer specifications and local building codes, install full roofing systems (not just shingles), and use magnetic nail sweepers to collect debris across the property. At the end of each day, we perform a thorough cleanup.

5. Final Walkthrough & Warranty Registration

Before final payment, we walk the completed project with you, answer any remaining questions, and confirm that everything matches the agreed scope. We register your manufacturer warranty and provide a digital package that includes inspection photos, product details, and warranty documentation for your records.

These guys worked with us and provided what appears to be a very high quality roof (I guess we will find out in 20 years). They were patient and planned with us to get this taken care of in a reasonable period at a lower cost than others quoted us. Give these people a try if you are in need of roof work.

i would highly give Modern Day Roofing a a plus for their roofing job, from the representive that quoted us a price, Trey Hylton is as honest as he can be, told us exactly what to expect from the company and they followed it too the letter. The job was finished in one day's time as promised. our job cost a little more than Trey quoted us but they run into some unexpected problems. after they finished i went out to clean up to find it was cleaner than before they started work. IF YOU NEED A ROOF I HIGHLY RECOMMED THIS COMPANY. THANKS GUYS OUR HOME HAS NEVER LOOKED BETTER. DOROTHY & LARRY BOWLES

Joe Furrow gave us a very comprehensive overview of the project and answered all our questions. He's very knowledgeable. The crew showed up on time and worked diligently throughout the day. They did an excellent job of protecting plants/shrubbery/windows, etc. to minimize any damage to existing items. They cleaned up our yard and all their materials well. It was definitely a turn-key job.
