Serving Virginia Tech's hometown with expert roofing solutions. From historic downtown homes to modern campus-area properties, we protect Blacksburg roofs year-round.

Blacksburg is the vibrant college town at the heart of Montgomery County, known worldwide as the home of Virginia Tech. Beyond the university, Blacksburg has a thriving downtown centered around College Avenue and Main Street, where locally owned restaurants, bookshops, and galleries create a walkable community that draws residents of all ages. The Huckleberry Trail connects Blacksburg to Christiansburg along a paved greenway that winds through the valley, and the town's tree-lined neighborhoods range from pre-war bungalows near campus to spacious family homes in the outer subdivisions. Sitting at roughly 2,080 feet in elevation along the eastern edge of the New River Valley, Blacksburg faces the same Appalachian weather that challenges roofs across the region, but its unique mix of historic, rental, and modern residential properties gives it roofing needs all its own.

Why Blacksburg Homeowners Choose Modern Day Roofing

Blacksburg homeowners have options when it comes to roofing contractors, but few companies combine local knowledge with proximity the way Modern Day Roofing does. Our Christiansburg headquarters is approximately 10 minutes from most Blacksburg neighborhoods, which means we can respond to emergency calls, schedule inspections, and begin projects without the lag time that comes with distant contractors.

Virginia Tech's presence shapes Blacksburg's housing stock in ways that matter for roofing. The neighborhoods closest to campus, including areas around Tom's Creek Road and Foxridge, contain a high concentration of rental properties and multi-unit homes that endure heavy use and sometimes deferred maintenance. Roofs on these properties may have gone years without professional inspection, accumulating hidden damage from storms, ice, and neglect. Modern Day Roofing provides thorough evaluations for landlords, property managers, and homeowners who need an honest assessment of their roof's remaining life and a clear plan for repair or replacement.

Farther from campus, established neighborhoods like Prices Fork and Ellett Valley feature owner-occupied homes built across several decades. Many of these homes sit on wooded lots where mature oak, maple, and hickory trees shade roofs for much of the day. While the shade keeps interiors cooler in summer, it also promotes moisture retention, moss growth, and organic debris buildup that shortens the life of roofing materials. Our teams know how to address these shade-related challenges with proper material selection, ventilation improvements, and maintenance recommendations tailored to Blacksburg's heavily wooded environment.

Common Roofing Challenges in Blacksburg

Blacksburg's climate mirrors much of the broader New River Valley pattern, but its specific geography introduces some local nuances. The town sits in a relatively flat section of the valley flanked by Brush Mountain to the north and a series of rolling ridges to the south. This topography can channel wind through certain corridors, particularly along the Prices Fork and North Main Street axes, where gusts during spring thunderstorms occasionally exceed what surrounding areas experience.

Winter in Blacksburg brings an average of 25 inches of snow along with periodic ice storms that glaze rooftops, gutters, and tree limbs. The weight of ice-laden branches falling on roofs is a recurring source of emergency calls, especially in the older neighborhoods where large hardwoods overhang homes. Freeze-thaw cycling is persistent from late November through mid-March, and roofs with inadequate underlayment or deteriorated flashing around chimneys and dormers are vulnerable to water intrusion during each thaw.

The spring storm season hits Blacksburg hard. Thunderstorms moving up the valley from the southwest can produce hail, driving rain, and wind that lifts shingles and exposes underlayment. Following these events, homeowners in The Village, Foxridge, and the subdivisions along Heather Drive often discover missing shingles, displaced ridge caps, or water stains on ceilings that indicate compromised roof sections.

Summer humidity in Blacksburg feeds algae and moss growth on north-facing and shaded roof surfaces. The dark streaking caused by Gloeocapsa magma algae is more than a cosmetic issue. Over time it traps moisture against the shingle surface and accelerates granule loss. For homeowners concerned about curb appeal and long-term roof performance, we offer algae-resistant shingle options and preventive treatments.

Our Process for Blacksburg Residents

When a Blacksburg homeowner calls Modern Day Roofing at (540) 204-5597, our team can typically schedule an inspection within a few days. The roughly 10-minute drive from our Christiansburg office means we are never far away, and for urgent situations like active leaks or storm damage, we prioritize same-day or next-day response whenever possible.

Our inspection process is thorough. We examine the roof surface from multiple angles, check flashing at every penetration point, evaluate gutter and drainage performance, and inspect the attic space for signs of moisture, inadequate ventilation, or insulation issues. For Blacksburg homes with complex rooflines, dormers, or additions that create challenging roof intersections, we pay extra attention to valleys and transitions where water tends to concentrate.

After the inspection, we walk the homeowner through our findings, provide photographic documentation, and deliver a detailed written estimate. We explain each recommended repair or replacement item so there are no surprises. For properties with insurance claims, we coordinate with adjusters and provide the documentation they need to process claims efficiently.

Our installation crews follow strict protocols for material handling, site protection, and cleanup. We understand that Blacksburg neighborhoods are close-knit, and we treat every property and its surroundings with respect. At project completion, we conduct a final walkthrough and magnetic nail sweep to ensure the site is clean and the finished roof meets our quality standards.

Local Trust Signals in Blacksburg

Modern Day Roofing has built a reputation across Blacksburg's diverse neighborhoods. Along Prices Fork Road, we have replaced aging roofs on homes that sit among towering trees, using impact-resistant shingles and enhanced underlayment systems to guard against falling debris. In Ellett Valley, we have addressed long-standing ventilation issues in mid-century ranch homes that were built before modern attic airflow standards existed.

Around Tom's Creek and in the Foxridge community, we work with property owners and management companies to maintain roofs on rental homes and townhome complexes that experience higher wear. The Village at Blacksburg is another area where our team has completed multiple projects, addressing everything from minor leak repairs to full roof replacements on homes with complex architectural designs.

Whether your home is a century-old cottage on Draper Road, a family home along Heather Drive, or a newer build in one of Blacksburg's expanding subdivisions, Modern Day Roofing brings the local expertise and quick response that only a nearby, permanent roofing company can deliver. We are not storm chasers, and we are not going anywhere. Call us today at (540) 204-5597 and experience the difference a truly local roofer makes for your Blacksburg home.

These guys worked with us and provided what appears to be a very high quality roof (I guess we will find out in 20 years). They were patient and planned with us to get this taken care of in a reasonable period at a lower cost than others quoted us. Give these people a try if you are in need of roof work.

i would highly give Modern Day Roofing a a plus for their roofing job, from the representive that quoted us a price, Trey Hylton is as honest as he can be, told us exactly what to expect from the company and they followed it too the letter. The job was finished in one day's time as promised. our job cost a little more than Trey quoted us but they run into some unexpected problems. after they finished i went out to clean up to find it was cleaner than before they started work.
