Spring Roof Maintenance Checklist for Virginia Homeowners

After enduring Virginia's winter — with its ice, snow, freeze-thaw cycles, and wind — spring is the perfect time to assess your roof's condition and address any damage before the summer storm season arrives.

This checklist will help you catch issues early and keep your roof performing at its best.

Ground-Level Inspection (Do This Yourself)

You can perform a preliminary inspection without climbing on the roof. Grab a pair of binoculars and walk around your home looking for these issues:

Check for Missing or Damaged Shingles

Winter storms can loosen, crack, or tear off shingles. Look for:

  • Gaps in the shingle pattern where tabs are missing
  • Shingles that appear lifted, curled, or out of alignment
  • Shingle debris in your yard or garden beds
  • Exposed nail heads or underlayment

Inspect Flashing Areas

Flashing around chimneys, vents, skylights, and wall intersections is a common failure point. Look for:

  • Visible gaps or lifted metal
  • Rust or corrosion on metal flashing
  • Cracked or missing caulk at flashing edges
  • Staining on walls below flashing areas

Examine Your Gutters

Your gutters tell a story about your roof's condition:

  • Excessive granules in gutters indicate shingle wear
  • Standing water in gutters means they're not draining properly
  • Sagging sections need bracket repair or replacement
  • Ice damage may have bent or pulled gutters away from fascia

Look for Staining or Moss Growth

Virginia's humidity encourages organic growth:

  • Dark streaks (algae) are cosmetic but indicate trapped moisture
  • Green moss holds moisture against shingles and shortens their life
  • Lichen (gray-green patches) roots into shingle material and causes damage

Check Soffit and Fascia

The soffit (underside of roof overhang) and fascia (board behind gutters) are vulnerable to water damage:

  • Look for peeling paint, staining, or soft spots
  • Check that soffit vents are clear and not blocked by insulation
  • Look for signs of animal entry (holes, scratching)

Attic Inspection

The attic reveals problems invisible from outside:

Check for Water Intrusion

  • Look for water stains on rafters, decking, or insulation
  • Feel insulation for dampness
  • Check around all penetrations (vents, pipes, chimney)
